Hy-Vee wants to build a 93,000-square-foot grocery store on 32 acres in western Lenexa, near 83rd Street and Kansas Highway 7 (K-7).
The Iowa-based grocery chain filed preliminary plans with the city for a supermarket and surrounding commercial development at 22939 W. 83rd St. The site sits near Freedom Fields baseball fields and Westside Family Church, the Johnson County Post reported.
Lenexa city spokesperson Denise Rendina said the Lenexa Planning Commission will likely take up the proposal on Monday, Oct. 5. She cautioned that the plans are preliminary and likely to change.
The project goes well beyond a single grocery store. Plans call for eight buildings across the 32-acre site, including:
- A 93,000-square-foot Hy-Vee supermarket with 489 parking stalls
- A 5,000-square-foot Hy-Vee Fast & Fresh convenience store
- A 3,700-square-foot banking and retail building
- Two two-story office buildings ranging from 44,000 to 50,000 square feet each
- Four retail or restaurant spaces ranging from 1,800 to about 18,000 square feet
No other tenants were named in the plans.
Most of the developed land near the proposed site is residential, with few grocery options nearby. The nearest competitor is a McKeever's Price Chopper about four miles away at 190601 W. 101st St., according to the Kansas City Star.
The store would be Hy-Vee's second location in Lenexa. Its existing store sits at the Westchester Square Shopping Center at 13400 W. 87th St. Parkway on the city's east side.
Several residential projects have risen in western Lenexa in recent years, including The Reserve at Copper Creek, Canyon Ridge Apartments and Hedge Lane Residential. At the December 2025 groundbreaking for The Reserve at Copper Creek, Oak IQ CEO Aaron Leatherdale described the westward population shift driving new building along the K-7 corridor.
"With Lenexa City Center already kind of getting built out and being very dense there, we're seeing a lot of people kind of move out this way," Leatherdale said at the time.
Before construction can begin, the proposal must clear both the planning commission and the Lenexa City Council. Greg Watson of McClure, the project's engineer, did not respond to comment requests from the Johnson County Post or the Kansas City Star. Hy-Vee also did not respond to either outlet.
The planning commission meeting has not yet been confirmed on the official agenda.
