Spring Hill's Planning Commission will consider a 6,000-square-foot auto repair facility and an industrial rezoning request when it meets Thursday, Oct. 1.

The commission meets at 7 p.m. at the Civic Center, 401 N. Madison St. The meeting will be live-streamed on the city's YouTube channel.

Bucyrus Auto site plan

The biggest agenda item is a site plan for Bucyrus Auto, a proposed automotive repair shop at 19072 N. Madison St. in Country Meadows Industrial Park. The one-story, 16-foot-tall steel building would sit on a 1.39-acre lot that has been undeveloped since it was platted in May 2002.

C. Todd Allenbrand of Renaissance Infrastructure Consulting filed the application on behalf of property owner Jason Booze of BWP, LLC. City Planner Ian Trefren reviewed the plan. Staff recommends approval with conditions, according to the meeting agenda.

Staff's conditions require that fencing around outdoor storage be opaque and exceed the minimum industrial screening standard. Vinyl and chain-link fencing would not be allowed. The plan calls for outdoor storage covering 19.4% of the lot, just under the 20% maximum for the M-1 light industrial district.

The site plan includes 26 parking spaces, more than double the 12 required. Landscaping originally proposed along the southern property line was moved to the western line at staff's request to better screen the site from the US-169 corridor.

If the commission recommends approval, the application moves to the Spring Hill City Council on Thursday, Oct. 22, for final action.

Ozark Ready Mix rezoning

Two public hearings will address Ozark Ready Mix at 18430 Webster St. One would rezone the property from M-1 (Light Industrial) to MP-1(P-O), a planned industrial designation with a protective overlay. The second would amend an existing conditional use permit and approve a new site plan.

Both are public hearings. Residents may attend and comment on the record.

Bylaws and other business

Commissioners will also consider amended bylaws drafted to align with city regulations the City Council approved at its Thursday, Sept. 24, special meeting. The proposed changes address membership, officer responsibilities, a five-member quorum, remote attendance and special meeting requirements.

Chair Chuck Morse will preside. One seat on the commission, the MICO Representative position, is vacant. Residents who wish to speak on items not on the agenda must sign in before 6:55 p.m.
